We are a pan-European investment and development manager focused on impact investing and urban regeneration — creating positive economic, social and environmental outcomes on the belief that we can do well by doing right.
The problem
50% of the EU's carbon emissions originate from real estate.
At the same time, the rapid artificialisation of land has taken up large open areas that used to be home to biodiverse ecosystems. Population growth and the singular use of real estate has left many people isolated and unhappy across large parts of their daily activities.
The road to a sustainable future runs directly through both of those problems. You cannot solve the environmental one by building further out, and you cannot solve the social one by building single-use.

Healing the past
We acquire derelict assets and polluted land in qualitative European locations that require significant remediation. The contamination is not a reason to walk away — it is the reason the pricing works, and the reason nobody else is bidding.
Creating the future
We transform them into vibrant urban neighbourhoods and permanent destinations: mixed tenure, mixed use, active at street level, and designed for the generation that will still be living there in thirty years.

Three letters that have to survive contact with a construction programme.
- Environmental
- Our projects must satisfy the highest environmental standards, in line with European directives. Remediation of contaminated land is not an offset we buy — it is work we do.
- Social
- No project can sustainably exist as an island. A considerable part of our schemes is dedicated to social housing, community infrastructure and open space, so that the neighbourhood around them has a stake in them.
- Governance
- We earmark our projects as intergenerational and inclusive. Everyone imaginable should have a reason to consider them a place to go to, to live in, to work at, or simply to enjoy.
