The project
Clever is a 22,000 sqm office campus in Gennevilliers, let today to a range of office tenants and to a cyber security school. It is our second office acquisition in France, and unlike Eureka it arrives with income and occupiers already in place.
We manage it hands-on, and we manage it flexibly. Vacancy, if and when it comes, is not a problem to be absorbed quietly — it is the moment to repurpose part of the asset. That option is the reason we bought it, and it is priced into how we run it day to day.
Future plans are being studied. The educational use already on site is the most interesting thread to pull: it works, the demand is real, and it points at what a campus in this part of Greater Paris could become alongside flexible office space.
